28 Homes Inside the Hotel Tower
The Hotel Residences occupy Levels 15 to 18 of Tower 2, the North Tower, seven homes a floor. They are sold finished and furnished, and they are the only residences at The Residences at Mandarin Oriental, Miami that an owner can place in the Mandarin Oriental rental program.
They are not the hotel's rooms, which are not for sale, and they are not the 70 private residences on the floors above, which stay out of the rental program. Of the 28, 24 are two-bedrooms and 4 are one-bedrooms: each floor has a single one-bedroom.
Want a home that is only ever yours, with no hotel program? Look at the Tower 2 private residences or at Tower 1, the purely residential South Tower.

Seven lines on each of four floors make the 28 homes the developer's North Tower fact sheet counts. The individual plans the developer issued note the levels they apply to (Residence 01: Levels 15, 17 and 18; Residence 04: Levels 16 to 18), so a line can differ on one floor; the plan for the home you choose comes with the price list. Areas are measured to the developer's method, and the condominium documents govern.
The six two-bedroom lines are within 49 SF of each other, so size is not the choice. The line and the floor are, and those are on the price list. The one-bedroom is different: one per floor, four in the building, and the smallest door into Mandarin Oriental ownership on Brickell Key. If it is the one you want, say so early.
