Tower 2: Private Residences Above the Mandarin Oriental Hotel

70 private residences of two to four bedrooms with their own lobby, in the tower that holds Mandarin Oriental's Miami hotel. $4,050,000 to $7,850,000 on the developer's sheet of September 25, 2026.

Tower 2 at a Glance

One Tower, Three Uses

Tower 2, the North Tower, is a 33-story building that holds the Mandarin Oriental, Miami hotel, planned as the brand's North American flagship, together with two kinds of residences that are sold separately and owned differently.

This page is about the 70 private residences: two to four bedrooms on the upper floors, with interiors by Laura Gonzalez, a dedicated residential lobby and elevators, and a residents' lounge on Level 19 with a chef's kitchen, a show kitchen and two private dining or meeting rooms. Hotel guests arrive and check in separately. The 28 furnished Hotel Residences on Levels 15 to 18 are a different product with their own page.

The private residences are not part of the hotel rental program. If you want a residence that can be rented through Mandarin Oriental, look at the Hotel Residences. If you want no hotel in the building at all, look at Tower 1.

The four-bedrooms are where the sheet is generous. Residence 2002, the larger Residence 02 plan on Level 20, is $7,250,000 for 3,247 SF. Residence 2100, the Residence 00 plan one floor up, is $7,025,000 for 2,693 SF. The extra 554 SF costs $225,000. And for $200,000 more than the least expensive home in Tower 1, a three-bedroom of 2,642 SF, Tower 2 gives you a four-bedroom of 3,247 SF. If the bedroom count matters more than the height, start here.
