Tower 1: The Purely Residential South Tower

66 stories and 228 private residences on the southern tip of Brickell Key, with no hotel in the building. $7,050,000 to $14,200,000 on the developer's sheet of September 25, 2026.

Tower 1 at a Glance

A Residential Tower, Not a Hotel

Tower 1, the South Tower, rises 66 stories and about 800 feet from the southern tip of Brickell Key. It holds 228 private residences of two to five bedrooms and two duplex penthouses of more than 7,800 SF with private pools. There are no hotel rooms and no hotel residences in this building.

Arrival is through a gated drive to a private porte cochère, with 24-hour security and a residential team trained by Mandarin Oriental. Every home has a private elevator and lobby. The interiors are by Tristan Auer, the architecture by Kohn Pedersen Fox, and the residents' amenity podium of more than 100,000 SF sits at the base of the tower on the water.

Looking for a residence you can rent through the hotel? That is the Tower 2 Hotel Residences. Tower 1 is for buyers who want a residence only, with the hotel next door rather than downstairs.

Collection I has five residences a floor, Collection II four and Collection III three, per the developer's email of September 25, 2026. Areas as the developer's plans print them: interior and outdoor (terrace) area; the duplex penthouse figure is the fact sheet's. The sheet describes Collection II Residence 02 as three bedrooms plus family room; the plan labels the same room a library. The Collection I Residence 04 and 05 plans place their storage on Level 47. The condominium documents state each unit's area and govern.

The least expensive Tower 1 home on the September 25 sheet is residence 3304, a Collection II three-bedroom on Level 33 at $7,050,000, with 2,642 SF inside and 1,162 SF of terrace. Residence 502, a Collection I three-bedroom on Level 5, is $650,000 more: 626 SF more inside, 401 SF less terrace and 28 fewer floors. Inside the same budget, Tower 1 makes you choose between space and height. Decide which one you are paying for before you look at a single rendering.
